How much will it cost to clean the concrete floors in my business?

    All costs are dependent on a number of variables. The following numbers represent a possible range.
  • Basic cleaning: $.95 - $1.95 per square foot
  • Stripping: $.75 - $1.00 per square foot
  • Sealing: $.75 - $1.00 per square foot

Here’s what you need to know about how frequently you should have the concrete floors in your business cleaned, as well as how much you should budget for the process.

“Concrete floors don’t need to be cleaned...right?!”

Stamped concrete or concrete floors are the hottest ticket for commercial buildings, restaurants, and outdoor spaces such as courtyards, entries and walkways.

Concrete floors are certainly durable; they withstand a lot of foot traffic and abuse.

They’re easy to maintain and hardly require any maintenance cleaning…

Typically, business owners think because they purchased concrete floors, they won’t need to be professionally cleaned, saving them lots of money down the road.

That, however, is false.

Take a look around the next restaurant you walk into that has stamped concrete. Check out the base of the floor, along the edges. We bet you’ll find it filthy. 😱

Now, walk into the bathroom and check out the edges of the concrete. Is it lighter where foot traffic, soap or other stuff (you know what we’re talking about – potty stuff) have touched the floor?  The darker markings are embedded soil, dirt and bacteria that have discolored the concrete.

Bottom line: You don’t want your business to get a bad reputation because your concrete hasn’t been properly maintained.

How often do my business’ concrete floors need to be cleaned?

Concrete floors DO NEED to be cleaned on a regular basis. The frequency depends on how much foot traffic the floor gets.  

Here are a few time-frame examples:

  • A busy restaurant should be cleaned every 6-9 months, or at least every 12 months.
  • A courtyard in the middle of a large office complex with moderate foot traffic needs to be cleaned once a year.
  • A 3rd-floor office building with light traffic should be cleaned every 2-3 years. 

Professional cleaning prevents costly restoration cleaning

The more frequently you have the concrete floors cleaned professionally, the more money you will save without having to pay a company to do a full restorative cleaning.  

A restorative cleaning requires a lot of scrubbing, scraping and hand brushing. Sometimes, it requires stripping the floor’s coating and then applying a new coating. All of which can be a major drain on the pocketbook.

The cost for basic cleaning of your business’ concrete floors is dependent on a few factors:

  • The amount of soil and/or grease that has collected on the floor. 
  • Whether it’s indoors or outdoors. 
  • How long the floor has been around and used and abused.

Stripping

Stripping is required when the wrong coating has been applied to begin with. (We see this all the time. Sometimes it’s the fault of the installer and sometimes it’s on the janitorial service.)  

Depending on the type of coating that was originally applied, such as epoxy, wax or whatever the janitorial service deemed suitable for the floor, the cost varies.

Sealing

The cost for sealing the concrete floors in your business depends on:

  • The look you’re going for: shiny or flat.
  • Where the concrete floor is located: inside or out. 
  • How porous the floor is.
